Islington is one of London's densest inner boroughs, built up through the Georgian and Victorian eras with terraced housing. Many roofs are original or patched piecemeal, so slipped slates, aging flat roof extensions and poor guttering are common complaints. The mix of conservation areas and converted flats means roofing work often has to balance repair with keeping the street appearance consistent.
The classic Islington property is the Georgian terrace, found around Barnsbury, Canonbury and Islington Green, with flat or very low pitched roofs hidden behind a parapet wall. These parapet roofs rely on a sound membrane and good drainage, and when they fail the first sign is usually a damp patch on the top floor ceiling. Many of these houses have been split into flats, so a roof repair often needs sign off from a leaseholder or managing agent before work can start.
Further out towards Highbury, Finsbury Park and Archway, housing shifts to Victorian terraces and semis with traditional pitched slate roofs, along with blocks of converted flats. These pitched roofs are generally easier to inspect than the flat parapet type, but age is still the main issue, with original slates reaching the end of their life and old lead flashing around chimneys starting to crack.
Large parts of Islington sit within conservation areas, reflecting the borough's many Georgian and Victorian streets, and this can affect what a homeowner is allowed to do to a roof. Visible repairs often need like-for-like materials such as matching slate or lead rather than modern substitutes, and some changes may need planning permission even where it would not normally apply. The council planning team can confirm exactly what applies to a specific property before any work begins.
| Job | Typical range |
|---|---|
| Replace a few slipped slates or tiles | £150 to £350 |
| Clear and re-line a valley or parapet gutter | £400 to £1,200 |
| Chimney repointing and new flashing | £600 to £1,500 per stack |
| Replace a rear extension flat roof | £1,800 to £4,000 |
| Full re-roof of a two-storey house | £8,000 to £16,000 |
Typical London ranges. Your quotes will depend on access, scaffolding and the materials on your roof.
If you own a flat in a converted terrace, check early who is responsible for the roof under the lease, since repairs often need the freeholder or managing agent involved before a roofer can start.
