Queen's Park (NW6 and NW10, on the border of Brent and Westminster) is late-Victorian terraces almost end to end, and a large part of it is a conservation area. The roofs are slate, the houses are small, and the problems are the classic ones.
The Queen's Park Estate south of the park was built in the 1870s and 1880s by the Artizans' Company: two-storey cottages in short terraces with steep slate gables, decorative ridges and corner turrets, all in a Westminster conservation area with an Article 4 direction. North of Salusbury Road and around Kingswood Avenue the houses are larger Victorian and Edwardian terraces, slate or clay tile, usually with a two-storey rear outrigger and a flat-roofed side return or extension added since.
The Queen's Park Estate is tightly controlled: slate must be replaced with slate, ridge details kept, and rooflights on front slopes are usually refused. Kilburn and Queen's Park conservation areas on the Brent side are less strict but still expect matching materials. Like-for-like repairs are fine everywhere; anything visible from the street that changes the look needs the council first.
| Job | Typical range |
|---|---|
| Replace slipped slates | £200 to £450 |
| Re-bed ridge tiles or crestings | £300 to £700 |
| Clear and re-line a valley gutter | £400 to £1,200 |
| Replace a side return or extension flat roof | £1,800 to £4,000 |
| Full re-roof of a two-storey terrace in slate | £8,000 to £15,000 |
Terraces with no side access need scaffold over the front and materials through the house, which adds to the cost. Ranges are a guide, not a quote.
On the estate cottages, ask the roofer to reuse original slates where they can and match the rest with reclaimed Welsh slate rather than new Spanish. It's what the conservation officer will expect, and it looks right.
