Stanmore (HA7, London Borough of Harrow) is classic Metroland: built out in the 1930s when the Tube arrived, and its roofs are large, steep, clay-tiled and now overdue.
Most enquiries come from 1930s detached and semi-detached houses off Stanmore Hill, around Marsh Lane, Old Church Lane and Kerry Avenue. Big hipped roofs, often with dormers or a loft conversion added since, clay tiles, and frequently a flat-roofed garage or a rear extension. Stanmore Hill and Little Common are older, with Georgian and Victorian cottages in slate and a conservation area. Post-war housing around Canons Park and Belmont brings concrete tiles and felt flat roofs into the mix.
Stanmore Hill and Little Common are conservation areas, and Old Church Lane has listed buildings. Repairs in matching materials are fine; changing slate to tile or adding dormers to a front slope needs council consent. The 1930s estates are mostly unrestricted, though some have covenants on external changes worth checking in your deeds.
| Job | Typical range |
|---|---|
| Replace slipped or cracked clay tiles | £200 to £450 |
| Re-cover a dormer flat roof and re-flash | £800 to £2,000 |
| Chimney repointing and flashing | £600 to £1,400 |
| Replace a garage flat roof | £1,500 to £3,500 |
| Full re-roof of a large 1930s semi or detached | £10,000 to £20,000 |
Stanmore roofs are bigger than the London average, so re-roofs cost more; small repairs cost about the same. Ranges are a guide, not a quote.
If your house has a loft conversion, ask any roofer quoting for a leak to check the dormer cheeks and the flashing where the dormer meets the main roof first. It's where the water gets in nine times out of ten, and it's cheaper to fix than the roof tiles people usually blame.
